Job Purpose:

Under the direction of the Director of Properties, plans, organizes, and directs the functional activities related to property and concessions management/development and other business affairs of the Metropolitan Nashville Airport Authority.

Essential Job Functions:

Responsible for supervising and participating in the planning, management, and administration of all activities concerned with property and concession development/management. Exercises considerable independent judgment in the drafting, negotiation, monitoring, and interpretation of agreements for land, buildings, aviation facilities and services, concessions, contract services, and other business affairs. Oversees various issues that include, expansion/improvement requests, problem solving, and conflict resolution between tenants and others. Administers the Metropolitan Nashville Airport Authority’s property and concession development/management policies to ensure compliance. Prepares, reviews, and analyzes complex development requests, leases, permits, service applications, qualification/proposal statements, business proposals and makes recommendations concerning them. Continuously researches and analyzes opportunities that would contribute to the strategic plan of the Authority. Acts as a liaison between the Authority, tenants, and industry.

Monitors strategic plans to ensure that goals and objectives of tenants are in line with those of the Authority. Interfaces with the Authority’s staff, legal counsel, and consultants as it relates to property and concessions development/management issues. Serves as a resource and participates in the development of the departmental budget.

Directly supervises Properties Specialists that is engaged in various phases of the planning and management of the Authority’s property and concession development /management programs.

Supplemental Job Functions:

All other related work, as required.

JOB STANDARDS

Education and Knowledge:

Any combination of education and experience equivalent to graduation from an approved college curriculum in business administration, aviation, or airport management. Knowledge of laws, rules, regulations, principles and practices as it relates to airport administration and property management.

Must possess a valid Tennessee Driver’s License; must possess and maintain a clear driving record; must maintain SIDA (Security Identification Display Area) and AOA (Airport Operations Area) clearance.

Work Experience:

A minimum of four (4) years of increased responsibility in business administration, aviation, or airport management. Commercial or industrial real estate experience and CPM or AAE designation preferred.

Mental Skills:

Strong interpersonal skills. Must possess the ability to establish and maintain effective professional communications with people in the airport and business communities as well as the general public. Ability to work well in an often fast paced, stressful environment. Ability to identify problems, gather data, create summaries and develop solutions for a variety of properties-related issues. Ability to prepare reports and correspondence. Ability to take "team approach" as well as work efficiently/effectively and independently on individual projects. Strong organizational skills.

Manual Skills:

Proficient in the operation of a personal computer, and knowledge of Word, Excel and PowerPoint.

Physical Effort:

Usually seated at desk. Frequent to daily visits to all airport land and facilities.

Safety of Others:

Ability to identify and monitor terminal compliance issues as they relate to public/passenger safety within the terminal complex as well as Authority-owned out parcels.

Public Relations:

Ability to establish and maintain effective internal and external working relationships within the Authority, the airport/business community and general public. Professional demeanor and excellent communication skills.

Supervisory Skills:

Ability to supervise and motivate subordinates in a manner conducive to superior performance and high morale.
